Structures

Main Log Cabin

1887·1,200 sq ft·Phase 1
$180K–$290K
CDP Required

Scope of Work

1
Concrete slab poured under structure over existing earth — full foundation upgrade
2
Floor lowered 4–5 feet (preferred) OR ceiling raised 4–5 feet — structural engineering to determine feasibility
3
Full interior modernization: kitchen, bathrooms, living spaces, HVAC
4
Preserve and restore historic log exterior — Knottley Brothers 1887 construction
5
New windows and doors maintaining rustic Big Sur character (LUP requirement)
6
Seismic retrofitting per current California code
7
Electrical, plumbing, and mechanical systems full replacement
8
Insulation upgrade for year-round comfort
9
Historic documentation prior to any alteration (required by LUP)

Regulatory Notes

The Big Sur LUP explicitly states: 'Historically significant structures shall not be demolished.' The log cabin is protected. All work must preserve the historic character of the exterior. The interior modernization is unrestricted but must not alter the viewshed footprint.

Architect's Notes

Key structural question: Is the floor-lowering approach feasible given canyon soil conditions? Geotechnical report required before design can proceed. Alternative: raise the roof plate. Structural engineer must assess load-bearing capacity of 1887 log construction before any slab work.
