Required for: concrete slab under log cabin, floor lowering / ceiling raise structural analysis, funicular foundation engineering, 40-person deck load calculations. Must be PE/SE licensed in California.

Must hold California Class B license. Big Sur / remote site experience essential. Responsible for coordinating all 14 trades. Recommend contractors familiar with Monterey County permit process and coastal zone restrictions.

Required for: site grading, water system design, septic system compliance, slope stability analysis for funicular alignment, and Palo Colorado Canyon soil conditions.

Required for: water system design and code compliance (Case 19CE00100), electrical service upgrade for 5 structures, plumbing for all remodeled cabins, HVAC for log cabin.

Specialized scope: concrete slab pour under the 1887 log cabin structure. Must have experience with historic structure underpinning and remote Big Sur site access.
TBD — Historic Preservation Specialist
Recommended for the 1887 Knottley Brothers log cabin. One of only 11 surviving structures of its kind in Big Sur. Preservation specialist ensures remodel maintains historic integrity and may qualify for tax credits.
TBD — Funicular / Incline Railway Contractor
Specialized contractor for the 300-ft funicular installation. Must be experienced with incline railway systems, California safety codes, and remote terrain installation. Very few qualified contractors in California.

Required for: purchase agreement review, seller financing documentation, Coastal Commission permit appeals if needed, short-term rental compliance, and cross-parcel easement review.
